REAL ESTATE: Breaking down October sales numbers : Real Estate

Today?s story in the Press-Enterprise gave the Inland region overview for all-home and condo sales in October that noted home sales and median pricing gains.

The report reversed a trend that?s been in place since August.

Home sales had been falling as median-prices marched up, and inventory got the squeeze.

The positive stats got a lot of folks asking how all market sectors fared in the Inland region, so Andrew LePage of San Diego-based DataQuick stepped in to give us a two-county breakdown of year-over-year activity. Here?s the sales and price data for the two-county region:

Resale homes:

Riverside County had a 7.1 percent gain, with sales rising from 2,502 to 2,680. The median resale price measured a 16.8 percent gain from October 2011, rising to $216,000.

San Bernardino County sales were up 18.1 percent ? the number of houses going into escrow jumped from 2,055 to 2,426. The median price, at $165,000, was 10 percent higher than it had been in October 2011.

Resale condos:

Riverside County posted a 33.5 percent increase in condominium sales, rising from 284 to 379. The median sales price jumped 19.7 percent to $158,000.

San Bernardino County condo sales rose only 3.4 percent, from 148 to 153 with a similar gain in median price. There, the median for October was $139,500.

New homes:

Riverside County new home sales rose 45 percent, from 240 to 348 units. The median sales price on a new home was $291,000, representing a 3.9 percent increase from October 2011.

In San Bernardino County, new home sales rose 47.4 percent, from 97 to 143 sales. The median price paid for a home jumped 56.8 percent up to $330,000.
