How We Marketed Our Home For Sale By Owner ? FSBO ? In a Month

Posted on Thursday, June 28th, 2012

We listed our home in n . Vermont with a real estate professional in The fall 2006. Counsel given to us was ?It?s delayed in the year as well as things are shifting slow. You should probably wait until up coming Spring to ascertain if the real estate market picks up.? Not very stimulating to say the least. And then we agreed as well as withdrew our record after the realtor sponsored an empty house in support of one several visited.

What do real estate organizations do? Effectively, they market your home on the web, via The local mls, local newspaper publishers and open houses. Other than getting a record in The local mls, you can do the rest of the things on your own and probably greater. Remember, you?re selling For sale by owner (for sale by owner) and all sorts of your marketing efforts may be directed into one, highly effective direction. Real estate agent has many listings to cope with, so their efforts to market your home could be diluted.

Here are some ideas for marketing your home speedily as a For sale by owner:

Place any block advert in your nearby newspaper. The very best day to position an ad is in the Sunday release. That is wherever people regularly go to look at open residences and listings. If your budget allows that, good second choices could be the Friday as well as Saturday versions. Don?t bother with the remainder of the week unless you?ve got cash to burn.

Open house how-to: Check your local On the newspaper advertisements for open houses. Many Realtors routine their open houses from the same period of time, such as 1 to 3pm. That does not allow potential customers much time to find out all the residences they may need to view. Your strategy is to get started on earlier, like 12pm or afterwards in the morning such as Only two to 6pm.

Preparing for outdoors house. Clean, clean, clear! Nothing entices a customer more than a clear home. This suggests that a home has been looked after and well maintained. Make sure that things are all picked up, well-organized and get gone clutter. A new buyer may be looking at a home in the $400K array. Imagine walking into an empty house at the Colonial design home priced at $425K only to always be greeted by gouged up wood floors, cluttered bedrooms and soiled kitchen surfaces. The next open house is an individual level farm priced at $350K. It?s bright, spotlessly neat and shows like a new home. What type would suit your needs more? Although a customer may be interested in the trendy Colonial, it?s not hard to shift gears and fall in love with the cheaper but much nicer single level ranch.

What about baking pastries and producing bread? Be done with it. Go with a number of potpourri or aromatic candles rather. The homely, fresh prepared goods regimen is so a cliche that a lot of buyers might care significantly less. Also, you may not want men and women dropping cookie crumbs all over your carpets throughout an open property?

Get on the internet. Other than the local Sunday cardstock, the next best position to sell for sale by owner is on the web. Do a search for fsbo?s in your area and see what comes up on page one of the listings. Check out the website?s advertising rates, etc. Most importantly, is the web site easy to use and find listings? If you?ve been buying a home would this specific be the site you would use frequently?

One of the most highly effective and free of charge places for you to showcase your current for sale by owner advert is about Craigslist. Go to Craigslist as well as narrow that down to research online for real house in your area. Straightforward ads are free of charge but you will add links as well as photos. Design an attractive site for your for sale by owner listing and set a link in your Craigslist advert pointing with it. Get a Three hundred and sixty virtual trip done as well as link which within your site.

Be prepared. Possess a ?sellers property inspection report? available for your current potential buyers to watch. This will solution many of their questions about your own home and indicate that you are well prepared for a easy, trouble free deal. Make sure you possess copies of a purchase contract available as well. If you are able to get a deposit, it should be payable for a real estate law firm via an escrow account.
Don?t discuss too much. Supply the potential buyers area to think as well as explore your own home. Answer any questions briefly as well as truthfully. Do not ?oversell? your home or even change the topic as it can create buyers careful.

Follow up. Make a record of brands and phone figures from clients who view your own home. Give them a few days and then call to follow up with these people. If they are not really interested in your own home, ask for any honest comments they might possess.

Communicate. When you invest in a deposit and buying agreement, get hold of your real estate law firm as soon as possible and make sure all is in order. Promptly reply to any questions the purchaser may have and make their buying experience since smooth as possible. Always be honest with answers to any questions along with volunteer any information that you aren?t sure of. Best to consult with your current attorney about such questions. Get all things in writing as well as signed by all parties.

How to use your Locked-In Retirement ... - Smart Home Choice

How to use your Locked-In Retirement Investment Fund for a Rent to Own Home

Thanks to everyone that came out to today?s viewing for our new home located in Courtice. For anyone that came out and is interested in moving forward with this home, please get in contact with us as soon as possible as this home is going to go quick. For anyone that required additional information, Darlene should be getting that out to you soon if you haven?t received it yet.

So for today?s topic, Melissa and her family who is currently looking for their very own Rent to Own home has found out some very interesting information. Melissa explains the procedure on how to unlock your ?Locked-In Retirement Investment Fund to use for?your down payment.
She was kind enough to write out the entire process.

Please have a read as I think you will find this a very interesting topic. This process will help a number of families that are interested in getting into Rent to Own but are faced with the issue of not having a large enough down payment.

The basic procedure would be to first contact their financial advisor who manages their LRIF (Locked-In Retirement Investment Fund) to confirm that it is in fact Locked-In money. The next steps are indicated as follows:

  • On the application, complete Page 21 & 22 to include client?s personal info as well as spousal info.

  • Indicate on page 21?what the policy number is of the account you wish to request approval for the withdrawal and on page 22 be sure to include the Financial Company you are investing with. Ie: London Life.

  • Also make?sure to include a print out copy of your Locked-In account showing the policy number and the balance in the plan.

  • Then proceed to page 26 ~ Part D for the application to Withdrawal for First and Last Months Rent and provide details of amount requesting and property requesting for.

  • Lastly, complete page 36 with client and spousal signatures as well as page 37 with spousal consent to withdrawal the funds.

Once this is completed, either the financial advisor or the client can mail the attached application to the address listed on page 2. The client will then receive a confirmation letter in the mail along with a Table 3 to complete listing Assets and Liabilities for both client and spouse. As long as they end up in a negative, meaning liabilities out way their assets?they should be good to go. Just fax back the form to the assigned person and you should know within a few days via mail.

If approved, a formal Consent letter stamped by FSCO will be included with their approval, which is what they provide to their financial advisor to make the request to withdrawal the funds.

Any client should be able to get further assistance from their advisor regarding the above if they need it.

If anyone needs a copy of the forms, please let us know and we will send them over to you. To clarify, we are not experts on this subject so please contact your financial advisor who manages your LRIF.

Thanks again Melissa for this great write up and for sharing this information to us and our readers.

Until next time.. Make The Smart Choice.

Apple's App Store hits 32 more countries, focuses on Africa and Asia

Given everything else that went on during Apple's WWDC keynote, Tim Cook barely had time to mention the continued global roll-out of the App Store. According to MacRumors, the store's world tour has added an additional 32 countries today, with the majority in either Africa or Asia, although parts of South America and Eastern Europe are also along for the ride. iOS users looking to Cut The Rope in Chad, or hurl Angry Birds in Albania can hit up their respective App Store now.

Common blood pressure drug linked to severe gastrointestinal problems

ScienceDaily (June 21, 2012) ? Mayo Clinic researchers have discovered an association between a commonly prescribed blood pressure drug, Olmesartan, and severe gastrointestinal issues such as nausea, vomiting, diarrhea, weight loss and electrolyte abnormalities -- symptoms common among those who have celiac disease. The findings are published online June 21 in the medical journal Mayo Clinic Proceedings.

From 2008-11, Mayo Clinic physicians treated 22 patients with symptoms similar to celiac disease, including intestinal inflammation and abnormalities. Patients came from 17 states, and some had been diagnosed with celiac disease. They had chronic diarrhea and weight loss; the median weight loss was 39 pounds, and one patient lost 125 pounds. Fourteen of the 22 were hospitalized because of the severity of their symptoms. When given a blood test, however, these patients didn't come back with results typical of celiac disease. They also didn't respond to treatments such as gluten-free diets.

After examining their medications, Mayo Clinic gastroenterologist Joseph Murray, M.D., pulled several of the patients off Olmesartan. Their symptoms dramatically improved. Eventually, all 22 were taken off the drug, and all showed improvement. Eighteen of the 22 patients had intestinal biopsies after stopping the medication and showed improvement.

"We thought these cases were celiac disease initially because their biopsies showed features very like celiac disease, such as inflammation," says Dr. Murray, the lead author. "What made them different was they didn't have the antibodies in their blood that are typical for celiac disease."

Olmesartan -- prescribed for the treatment of hypertension, or high blood pressure -- works by blocking substances that tighten blood vessels, allowing blood to flow more smoothly and the heart to pump more efficiently, according to the U.S. National Library on Medicine.

"It's really an awareness issue. We want doctors to be aware of this issue, so if they see a patient who is having this type of syndrome -- they think about medications as a possible association," Dr. Murray says. "We've reported an association. What needs to be known next is the science to understand why there is such an association."

The investigators were supported in part by the National Institutes of Health, the American College of Gastroenterology Junior Faculty Development Award, the Swedish Society of Medicine, the Swedish Research Council and the Fulbright Commission.

Head Start: Scientists Trace a Wiring Plan for Entire Mouse Brain

News | Mind & Brain

The first images from a rodent research project that has set out to map the whole mouse brain are now publicly available

WIRING DIAGRAM: A single mouse brain imaged by researchers at Cold Spring Harbor Laboratory at light-microscope resolution. It produces about a terabyte (1 trillion bytes, or 1000 GB) of data. Image: Cold Spring Harbor Laboratory

In this groundbreaking adventure into the worlds of psychopaths, the renowned psychologist Kevin Dutton argues that there is a fine line between a brilliant...

One of the items high on the big science project to-do list is to devise a wiring diagram for the human brain. Its 100 billion neurons and the hundreds of trillions of connections among these cells consign this goal and the specifics of achieving it to the long-term bin. A first step, though, is a complete diagram of the mouse brain.

Scientists at Cold Spring Harbor Laboratory (CSHL) in Long Island, N.Y., have started making public detailed images of mouse brain circuitry, releasing on June 1 the first installment of about 500 terabytes. The goal of the effort, called the Mouse Brain Architecture Project (MBA), is an entire rodent brain wiring plan that would represent the first such mapping of the circuits of a vertebrate brain.

"Current knowledge of brain circuitry is incomplete," says Jonathan Pollock, chief of genetics and molecular neurobiology research at the National Institute on Drug Abuse. "The lack of knowledge about neural circuitry has led to recognition by the scientific community of the need map the brain at the macro-, meso- and microscopic scale."

The MBA complements other efforts, such as the National Institutes of Health's Human Connectome Project and the ALLEN Brain Connectivity Atlas. Pollock says that because the mouse serves as a general model for mammal genetics, the knowledge gleaned could help in the study of diseases such as Alzheimer's, autism, schizophrenia, depression and addiction. In recent years researchers focusing on mammalian brains have placed much attention on individual synapses, connection points between neurons, using electron microscopy. This approach is too complex and currently impractical for application to the whole mouse brain

"I wanted an approach that could pragmatically approach the architecture of the whole nervous system. Our project utilizes tracer injections to delineate the wiring diagram of the whole brain," says Partha Mitra, a bio -physicist at CSHL and the leader of the project.

The CSHL researchers use four injected tracers to delineate the circuitry. Two of these are "classical" tracers?choleratoxin subunit B and biotinylated dextran amines. Additionally, there are two viral tracers?the adeno-associated virus and a modified version of the rabies virus.

The project produces high-definition images (each image is approximately one billion pixels) of mouse brain sections. Each brain is represented in some 500 images, with each image showing an optical section through a 20-micron-thick slice of brain tissue. Information from other data sources publicly available over the Internet are added to the images and everything is made available to neuroscientists as well as interested members of the general public at http://mouse.brainarchitecture.org. The site can be used as a "virtual microscope" to look inside a mouse brain, with the ability to zoom in to show individual neurons and their processes. Users have access to a multi-resolution viewer that allows them to progress from the front of each brain to the back and follow in 3-D the actual neuronal pathways.

Mitra says the intention was to share data with the community, akin to how the astronomy data of the Sloan Digital Sky Survey was made publicly available. "I come from a physics background where open distribution of results prior to publication via a preprint archive (arXiv) has been standard practice for a long time and predates the current growth in open-access journals," he says. Because it can take months?sometimes years?to get a paper published in a journal, he prefers an approach where "scientific communications can be made much more directly and quickly by posting data and results on the Web as they become available."

Mitra's team intends to provide tutorial materials that would allow any curious person to engage with data on the Web site. They have already put up one tutorial so far on major brain pathways, using one of the myelin stained brains displayed on the site. "This is a good entry point to thinking about the overall connectivity structure of the brain," Mitra says. "During the Renaissance," he notes, "artists carried out detailed studies of anatomy, and they were able to do this because the structures were visible to the naked eye. The same is not true for neurons; however, with the virtual microscope that we are providing, it should be possible even for the layperson to engage in some degree of neuroanatomical study. We will be working on tools to enable this further."

Vacation pledged for bullied bus monitor in viral video

NBC affiliate WHEC talks to bus monitor Karen Klein, who was verbally abused by a group of middle school students on a school bus.

By msnbc.com staff

Updated 12:50 a.m. Thursday?ET: Karen Klein, a school bus monitor?of Greece, N.Y., depicted being verbally bullied in a video gone viral, may have the last laugh.

By early Thursday on the fund-raising site indiegogo.com, nearly 5,300 donors had pledged more than $100,000?in a campaign called??Lets Give Karen ? The bus monitor ? H Klein A Vacation.?

The fund-raising was set up through a reddit.com member, identified as Max Sidorov of Toronto, Canada.

An Indiegogo spokesperson told msnbc.com that the?website was in?touch with Klein, who will?receive all?the money raised through its site when the campaign is over, scheduled July 20.

A?video called "Making the Bus Monitor Cry"?was posted to YouTube?on Monday and had been seen by more than 100,000 viewers by Wednesday evening. The video shows students yelling at Klein and making fun of her weight and other physical conditions.

Graphic content warning: The video on YouTube?

NBC television station WHEC of Rochester, N.Y., on Wednesday confirmed with the Greece School District that Klein was the subject of the middle school students? heckling.

An outpouring of support for Klein emerged after her identity became known.

While WHEC was interviewing Klein, the station reported, people were stopping over and flowers were being delivered.

Klein said she still can?t believe this happened.?The video was taken by a student who is always very kind to her, she said.

?It?s just plain mean, and no one should have to live with that,? she said.

In her 20-plus years as a bus driver and monitor with the Greece Central Schools, Klein said she has never run into this kind of behavior.

See the original story at WHEC.com

?Everything started out as usual. I don?t know what happened,? she said.

Klein said the four kids in the video often misbehave, but what happened Monday was taking things to a whole new level.

Greece police and school district officials are investigating three videos, including the one titled "Making the Bus Monitor Cry."?

Debra Hoeft, Greece School District, said, ?We do not tolerate harassment of staff or students. While we can not comment on specific student discipline, we can say that students found to be involved will face strong disciplinary actions.?

In one of the videos, the kids are calling her names, swearing at her and even making physical threats. Klein doesn?t say much to the middle schoolers.

?I was trying to just ignore,? Klein said. ?I?m hoping they would go away, but it doesn?t work.?

Klein said she didn?t know about the video until Wednesday morning, and watched it for the first time at the police station when she went to help them with their investigation.

Klein told WHEC she plans to return to work but not on a bus carrying those students.

(AP) ? Rodney King's fiancee repeatedly implored authorities to hurry in a frantic 911 call, saying she woke to the sounds of a fall and found him at the bottom of his swimming pool.

In audio authorities released Tuesday, Cynthia Kelley tells a dispatcher that she threw a shovel to try to rouse King but he wasn't responding.

"He's not moving," Kelley said, crying throughout the early Sunday call. "I was sleeping, all of a sudden I heard something fall like the table and then I looked over and then I went to find him and he's at the bottom of the swimming pool. He's still there. Please hurry up."

The 5-minute, 15-second phone call ends with the arrival of police officers who pulled King from the pool at the Rialto, Calif., home and began life-saving efforts. He was taken to a hospital where he was pronounced dead.

Police have said they have found no signs of foul play and continue to investigate King's case as an accidental drowning.

Authorities are awaiting toxicology results and said they'll use them in conjunction with an autopsy performed Monday to determine how King died.

The dispatcher asked Kelley if she was able to get into the pool to get King out, but she said she couldn't. She said she tried to "wake him up," including throwing a shovel into the water, but he wasn't responding.

At one point, Kelley told dispatchers that the man in the pool was King, "the guy that got beat by the police."

Kelley, who was interviewed by police for several hours Sunday, is heard on the audio saying she needs to call King's family.

King became famous after his severe beating by Los Angeles police in 1991 was captured on videotape and broadcast worldwide.

The trial of four officers charged with felony assault in the beating ended after a jury with no black members acquitted three of the officers on state charges; a mistrial was declared for a fourth.

The verdict sparked one of the most costly and deadly race riots in the nation's history.

How Easter Island's statues walked

(C) Photo by Sheela Sharma

Three teams, one on each side and one in the back, maneuver an Easter Island statue replica down a road in Hawaii, hinting that prehistoric farmers who didn't have the wheel may have transported these statues in this manner. The experiment was led by archaeologists Terry Hunt and Carl Lipo and is reported in the July issue of National Geographic magazine.

By Alan Boyle

Did Easter Island's famous statues rock, or roll? After doing a little rocking out themselves, researchers say they're sure the natives raised the monumental figures upright, and then rocked them back and forth to "walk" them to their positions.

Their findings mesh with a scenario that casts the Polynesian island's natives in the roles of resourceful engineers working with the little that they had on hand, rather than the victims of a self-inflicted environmental catastrophe.

"A lot of what people think they know about the island turns out to be not true," Carl Lipo, an archaeologist at California State University at Long Beach, told me today.

Lipo and University of Hawaii anthropologist Terry Hunt lay out their case in a book titled "The Statues That Walked" as well as July's issue of National Geographic magazine. Their story serves as a counterpoint to a darker Easter Island saga, detailed in "Collapse: How Societies Choose to Fail or Succeed," a?better-known book by UCLA scientist-author Jared Diamond.?

Two scenarios
In Diamond's scenario, Easter Island's society is portrayed as one that chose to fail through overpopulation, conflict and deforestation. Polynesians colonized the island as far back as 1,600 years ago, and cut down forests of palm trees as part of a slash-and-burn strategy that led to intensive farming, soil degradation, conflict, cannibalism and massive depopulation. By the time the Europeans arrived in the 18th century, Easter Island's society was on the ropes.

The island's statues, known as moai, play a significant part in this scenario. Diamond relies on the findings of other researchers who say the monoliths, weighing as much as 90 tons, were dragged into place by hundreds of islanders, using downed trees as sleds, rollers and levers. Rival chieftains recruited whole tribes to erect monuments to their glory. The broken statues found along the island's path were a testament to the stone-carving society's final failure.

Recent excavations are revealing new discoveries about the towering statutes of Easter Island. Msnbc.com's Dara Brown speaks with Jo Anne Van Tilburg, archaeologist and director of the Easter Island Statue Project, about the findings from recent excavations.

Hunt and Lipo take a different view: The way they see it, Easter Island was never that great a place to live. "It was never verdant, and there were never very many people on the island," Lipo said.

In this scenario, the Polynesians settled on the island about 800 years ago ? and brought rats along with them. The settlers ate the rats, but because the rodents were an invasive species with no other natural predators, they took over the island and feasted on palm nuts, hastening the pace of deforestation. The population remained relatively stable for centuries, but when the Europeans arrived, the islanders who were there fell victim to diseases that their immune systems couldn't fight.

Archaeologists Carl Lipo and Terry Hunt stand in front of a full-scale replica of a stone statue from Easter Island. Their research into Easter Island's past is featured in the July 2012 issue of National Geographic magazine.

Hunt acknowledged that, "from a biodiversity standpoint, it was a catastrophe." But he said the farming methods used by the ancient islanders were designed to make the best of a bad situation. Rocks were piled up to create circular garden plots known as "manavai," and crops were planted within the circles. Nutrients would quickly leach out of the soil, but fresh rock was pulverized and added to the soil as a mulch.

"They were able to engineer their lives in a way that was really stable and sustainable," Lipo said.

The statues play a different role in the two scientists' alternate scenario. They said it wouldn't take all that many people to move the statues if they were raised up vertically and then rocked down the road. Taking on the task would have helped blow off steam, and might have served as a kind of social glue, Hunt said.

"You're actually putting a lot of your effort into the process of moving a statue rather than fighting," he told me. "Moving the moai was a little bit like playing a football game."

Trial by transport
After "The Statues That Walked" came out, Diamond sharply disputed the conclusions reached by Hunt and Lipo, declaring on climate expert Mark Lynas' blog that they were "considered transparently wrong by essentially all other archaeologists with active programs on Easter Island." Diamond addressed the debate in detail, including the idea that the statues could have been moved vertically.

"This seems an implausible recipe for disaster," Diamond wrote. "Imagine it yourself: If you were told to transport a 90-ton statue 33 feet high over a dirt road, why would you risk tipping and breaking it by transporting it vertically with all its weight concentrated on its small base, rather than avoiding the risk of tipping by laying it flat and distributing its weight over its entire length?"

Lipo and Hunt had their own counter-rebuttal published on Lynas' blog as well, and the debate over the historical record depends on sophisticated interpretation of radiocarbon dating tests, pollen analysis and tooth marks on palm nut shells. But the part about the horizontal vs. vertical transport? That could easily be tested.

UCLA's Jo Anne Van Tilburg had previously shown that the horizontal method was workable, as long as you had lots of laborers and logs. Lipo and Hunt set up their own experiment: They built a 5-ton moai replica, with the weight distributed as it was in a real statue. Then they tied ropes around it, raised it up using a crane, and got ready to let it stand free.

They could immediately see that the statue would fall forward if the crane relaxed the tension on the line. Hunt said he and Lipo were just about to walk away in disgust when the crane operator slipped a 2-by-4 under the front edge of the statue and had it standing. "As soon as we saw this, Carl and I said, 'Of course! This makes perfect sense!"

National Geographic

National Geographic's iPad presentation on the Easter Island statues, part of the July 2012 issue, shows how the vertical-walking method might have been employed centuries ago.

The researchers found that the statue's fat belly produced a forward-falling center of gravity that facilitated vertical transport. A crew of as few as 18 people could use ropes to rock the statue back and forth, and forward. (In comparison, Van Tilburg's team used 60 pullers.) The vertical-transport trick worked with four rope-pullers on each side, plus 10 people to pull on the statue from behind, as if they were holding back a dog that was straining forward on a walk.

"It's really unnerving and beautiful, all at the same time," Hunt said.

Of course, a 90-ton statue is bigger than a 5-ton statue, but Hunt found that the technique was scalable. "With the physics of the taller statue, you have greater leverage," he told me. "It almost gets to the point where you would have to do it that way."

'We're not failures'
The statue-walking experiment alone doesn't prove that the entire scenario put forward by Hunt and Lipo is true, but it's consistent with the claims in the islanders' oral tradition that the statues "walked" down the road in ancient times. It also provides an alternate explanation for the ruined statues that littered the roads: When you lose control of the ropes, that's what happens, and you don't have any good way to move the broken pieces.

So did the statues rock, or roll? The debate over the two scenarios surrounding Easter Island's past could well continue for generations. But it's clear which scenario is preferred by the islanders themselves.

"The young people ... they're celebrating. I don't think there's any other word for it," Hunt said. "One came up to me and said, 'It's so important for my generation to know we're not failures.' That brought tears to my eyes."

More about Polynesia:

Hunt and Lipo are scheduled to discuss "The Statues That Walked" at the National Geographic Society's headquarters complex in Washington on Thursday. The presentation is sold out.

"The Mystery of Easter Island," a Nova-National Geographic special focusing on the research conducted by Hunt and Lipo, is scheduled to air on PBS on Nov. 7.

MacBook Air review (13-inch, mid 2012)

MacBook Air review 13inch, mid 2012

The last time we reviewed the MacBook Air, we didn't have a whole lot to compare it to. Sure, there was the original Samsung Series 9, but it was more expensive, at $1,649, and ran off a standard-voltage processor, often at the expense of battery life. Companies like Lenovo and Toshiba already had deep experience making ultraportables, but those notebooks generally weren't as light, or as skinny, as the Air. A year ago, too, Ultrabooks, as we now know them were little more than a concept as far as the computer-buying public was concerned.

Today, there are 110-plus Windows-based Ultrabooks on the horizon, leaving consumers with an overwhelming smorgasbord of thin, shockingly powerful laptops. Apple, for its part, has stuck with the same Air design we liked so much the first time around, though it's refreshed the lineup with speedier Ivy Bridge processors and traded those USB 2.0 ports for 3.0. Additionally, the Air can now be configured with more RAM and roomier storage. Oh, and the 13-inch version now starts at $1,200, down from $1,300. (The 11-inch version still goes for $999 and up.)

That sounds promising, making an already-excellent laptop faster and less expensive. Still, with so many comparable products on the Windows side, we have to wonder, does Apple really continue to define the category or have other companies narrowed the gap? Let's find out.

(AP) ? Saudi royal officials received the body of Crown Prince Nayef Abdul-Aziz in Jiddah on Sunday after a flight from Geneva. He was the second heir to the throne to die outside the country in less than a year.

A burial ceremony was set for the holy city of Mecca, where the 88-year-old King Abdullah gathered with royal family members and international envoys. Abdullah has now outlived two appointed successors from among the elderly group of sons of Saudi's founding monarch, King Abdul-Aziz.

Health issues increasingly preoccupy the ruling inner circle in Saudi Arabia and show the vivid contrast between a leadership born at the dawn of Saudi's oil-rich age and the current population heavily weighted toward youth ? with more than half under 25 years old.

Saudi authorities have led the efforts in the Western-allied Gulf to counter Arab Spring-inspired calls for reforms, using a combination of crackdowns, intimidation and lavish spending to offer state jobs and handouts. Gulf officials have proposed closer cooperation on security matters, including monitoring social media.

The 78-year-old Nayef, the country's interior minister, was considered wary of even the modest changes brought by King Abdullah, including pledges to allow women to vote and run in the next municipal elections in 2015. Women activists had planned Sunday to mark the anniversary of a campaign to challenge the ultraconservative kingdom's ban on female driving, but they postponed the protests because of the official mourning period for Nayef.

The leading figure as the next heir to the throne, 76-year-old Defense Minister Prince Salman, also is not viewed as a dynamic reformer willing to confront the behind-the-scenes power center in Saudi Arabia ? the Islamic religious establishment that gives the monarchy its legitimacy to rule.

Later this week, a special council of royal family members is expected to convene to select the next crown prince of OPEC's top oil producer. The wider succession shake-up also will be closely watched.

It opens the possibility that a member of the so-called "third generation" ? the thousands of younger descendants of King Abdul-Aziz ? could move into positions traditionally considered in line for the throne.

In 2010, Salman had spinal surgery and has suffered at least one stroke, leaving him with limited movement in his left arm, said Simon Henderson, a Saudi affairs expert at the Washington Institute for Near East Policy.

The Saudi leadership keeps a tight lid on health-related issues. The cause of the crown prince's death in Geneva was not disclosed.

Nayef left the country in late May for what was described as a "personal vacation" that would include undisclosed medical tests. Earlier this year, he was treated at the Cleveland Clinic in Ohio, but no details have been officially disclosed.

Nayef's predecessor, Prince Sultan, 80, died in October in New York after an unspecified illness.

As interior minister since 1975, Nayef was in charge of internal security forces. He built up his power in the kingdom though his fierce crackdown against al-Qaida after the Sept. 11 attacks in the U.S. and a broader campaign to prevent the growth of Islamic militancy among Saudis.

The 9/11 attacks at first strained ties between the two allies, Saudi Arabia and the U.S. For months, the kingdom refused to acknowledge that any of its citizens were involved in the suicide airline bombings. Nayef finally became the first Saudi official to publicly confirm that 15 of the 19 hijackers were Saudis. That came in a February, 2002 interview with The Associated Press.

Nayef took a leading role in combatting the al-Qaida branch in Yemen as well. In 2009, al-Qaida militants tried to assassinate his son, Prince Muhammad, who is deputy interior minister and commander of counterterrorism operations. A suicide bomber posing as a repentant militant blew himself up in the same room as the prince but failed to kill him.
